Clifton Partners Pte Ltd ("Clifton") is a real estate investment firm specialising in Singapore's dynamic property market. Since 2011, Clifton has earned a reputation for identifying and securing premium investment opportunities, driven by deep industry expertise and a strategic understanding of market trends.
Clifton embarked on a transformative journey by focusing on conservation shophouses—iconic properties that harmonize heritage preservation with contemporary functionality. Today, the firm curates a portfolio of over $2.0 billion, reflecting its commitment to preserving architectural legacy while unlocking asset potential.
Our Team
Zain Fancy
Managing Director and Founder
Mr Fancy has over 30 years of experience in property investing and has been investing in the Asian property markets for over 20 years. His exposure to international real estate markets and property cycles has led him to complete in excess of $20 billion in real estate transactions in over 10 countries globally. Previously, Mr Fancy was a Managing Director with Morgan Stanley and was responsible for the firm’s Asian real estate investing business based in Hong Kong and Singapore. He also spent 5 years in the firm’s US real estate arm based in New York. Having always had an entrepreneurial interest, Mr Fancy started Clifton in 2011 to focus on investing in high quality real estate assets across Asia.
Lim Biow Chuan
Non-Executive Director
Mr Lim was appointed as Non-Executive Director of Clifton on 1 Nov 2025. He is a Director of his Law Corporation – BC Lim & Lau LLC and has been an advocate & solicitor for more than 35 years. He brings with him a wealth of experience in real estate matters and commercial tenancies.
Mr Lim is also a Notary Public and a Commissioner for Oaths.
He was previously a Deputy Speaker of Parliament from 2015 to 2020 and a Member of Parliament from 2006 to 2025. He has been the Chairman of Marine Parade Town Council, from 2010 to 2025 (15 years) and the Co-ordinating Chairman of the 15 PAP Town Councils from 2020 to 2025. Mr Lim was also previously the President of the Consumers Association of Singapore (CASE) and a Director for the Financial Industry Disputes Resolution Centre Pte Ltd (FIDREC).
Laura Teo
Vice President, Investments
Ms. Teo joined Clifton in 2017 and currently serves as the investment team lead. Ms. Teo performs a multi-faceted role including acquisitions, strategic asset enhancement, project management, leasing and disposition. Ms. Teo has been involved in the investment process of more than 30 shophouse investments during her tenure with Clifton. Ms. Teo holds a double degree in Accounting and Business (Finance) from Nanyang Technological University in Singapore.
Majed Alghannam
Vice President, Investments
Mr. AlGhannam brings over a decade of comprehensive experience in private markets, with a targeted focus on global real estate. During his tenure managing global real estate investments at Wisayah, he successfully oversaw a multi-billion-dollar portfolio. His expertise spans the full investment lifecycle, including origination, due diligence, and execution of equity and debt transactions across the US, Europe, and Asia-Pacific.
In addition to his investment experience, he brings strong corporate governance expertise—supported by early-career audit experience at Ernst & Young—and has served on multiple Limited Partner Advisory Committees, as well as Board of Directors, Audit, and Steering Committees for real estate development and operating companies.
Mr. AlGhannam is a CFA charterholder and holds a Bachelor of Business Administration in Accounting from Western Michigan University.
Josephine Ho
Vice President, Finance
Ms. Ho has been a key member of Clifton since 2016, overseeing back-office operations such as budgeting, loans and financing, administrative management, and third-party reporting processes. With over a decade of experience in financial management and investment operations, Ms. Ho brings a wealth of expertise to her role. Before joining Clifton, she served in the Investment Operations Department at Manulife Asset Management (Singapore), where she managed regulatory reporting and trade settlements.
Ms. Ho is a Chartered Accountant in Singapore, further reinforcing her strong credentials in the financial sector.
Andrea Choo
Vice President, Finance
Ms. Choo serves as Vice President within the Finance team bringing close to two decades of experience in alternative investments, fund finance and investment platforms across leading institutions in Singapore and global investment managers. Prior to joining Clifton, Ms. Choo was a Vice President in the Finance Team in Clifford Capital, supporting finance matters and fund launches by Pierfront Capital, an investment platform providing private credit and bespoke financing solutions to infrastructure and real assets in the Asia Pacific region. Other experiences include roles in L Catterton, a global consumer-focused private equity firm and Fiera Capital (Asia), a global alternative investment manager. Ms Choo began her career as an Associate in KPMG.
Ms. Choo is a Chartered Accountant in Singapore and holds the CAIA charter, along with a certification in Sustainable Investing and ESG Investing.
